Applying for Accommodation

Applications for the following year usually commence on our Open Day, which is around the end of August. We also have semester 2 intakes and applications commence in early April.

Please note that applications are processed in order of the date we receive them. For our prospective residents, we recommend that students apply as early as possible.

Any full-time or part-time student (domestic or international) who is enrolled at UTAS is eligible to apply.

Yes. When you have accepted our Offer of Accommodation, we will provide you with further documentation seeking acknowledgement from your parents or legal guardian.

Yes. While we are unable to offer you accommodation at our residences, we can assist you with locating homestay opportunities.

We only accept applications through our UTAS Accommodation Portal. Firstly, you will be required to register in the Accommodation Portal before you can submit an online application. Please be aware that there are several stages involved in the online application process.  Kindly ensure that you have fully completed the application for submission. An email will be sent to you when we have received your application.

Please note that submitting an application does not guarantee you a room offer at UTAS Accommodation Services. Your application will be placed on a waiting list.

While we normally offer accommodation for a full academic year, there are a limited number of accommodation available for a single semester. These are generally offered to students on an exchange program to UTAS.

Successful applicants will be sent an Offer of Accommodation via email. Ensure that your email is current and be sure to check your email inbox as well as your spam mail. This email will also outline the procedure to accept your offer.

Successful applicants will receive an Offer of Accommodation via email from the UTAS Accommodation Services. You will need to login to the UTAS Accommodation Portal to accept your offer, which includes payment of a holding fee (AUD150) and a security deposit (AUD500).

Please note the deadline as stated in the email for you to accept the offer. Offers not accepted by the deadline will lapse and the offer may be offered to another applicant in the waiting list. Once the above process is completed, a room will be reserved for you.

Yes. In the online application, you are able to nominate three accommodation preferences. While we are unable to guarantee that you will receive the accommodation of your first preference, we will do our best to accommodate to your request.

Yes. To change your residence preferences or any information in your application, submit a request via Contact Us. To assist with your requests, also include your full name and application ID. Our Customer Service Team will update your application accordingly.

While most of our accommodation residences are co-educational, we can cater for single-gender areas within an accommodation building. While we are unable to guarantee that you will receive the accommodation of your choice, we will do our best to accommodate to your request. Please specify this requirement in your online application.

We have specific guidelines for room allocations. We aim to have equal numbers of males and females, as well as a mixture of nationalities in each building and apartment. Generally, there are a lot of changes leading up to the beginning of the semester. Hence, we do not finalise room allocations till check-in day.

No. We only offer accommodation for single occupancy. Partners can apply for accommodation provided they are also students who are enrolled at UTAS.

Couples will be provided with individual rooms. While we will try to accommodate, requests to stay in neighbouring rooms cannot be guaranteed.

If all our accommodation have been fully reserved, your application would be placed in a waiting list. If a room becomes available, we may be able to offer it to you.

Fees and Charges

Our rental prices vary depending on the type of accommodation you are applying for. Currently, we offer rooms in dormitories, shared apartments or single studio apartments.

Your rent pays for:

  • furnished accommodation
  • electricity and heating
  • access to a self serve laundry (no additional charge but you need to provide your own washing powder)
  • shuttle bus service to and from the Hobart campuses
  • academic development program
  • discounted resident rates for meals at Pepperz Restaurant Café Bar or Saltz Restaurant Café
  • access to student clubs
  • access to computer labs with internet connection.
  • Internet – Residents have the option to subscribe to an external internet provider which offers broadband and Wi-Fi services. (Data packages are available for purchase).
  • Linen – We have a linen pack for purchase from our administration office.
  • Food - We only offer self-catering accommodation.

In accordance with your Rental Tenancy Agreement, rent is paid fortnightly in advance from a nominated Australian bank account.

If you would like pay the full rent in advance (full year or semester), you can inform the administration office. This payment can be made via credit card, BPay or bank transfer through your accommodation account portal.

Yes. When accepting your Offer of Accommodation, a security deposit (AUD500) and holding fee (AUD150) must be paid to confirm your reservation.

The security deposit is fully refundable upon departure from your stay, provided that you have not incurred any arrears in your payments, you have vacated your room in a clean state and free from any damages.

Contract

The standard lease terms for our UTAS accommodation (except Hobart Apartments) are:

  • 42 weeks for a full academic year
  • 21 weeks for a single semester

For Hobart Apartments, the minimum lease term is 50 weeks, up to 52 weeks.

Yes. If you have accepted an Offer of Accommodation, you may check-in prior to the start of your lease contract date. You will need to complete an early arrival accommodation request when accepting your accommodation offer, or inform our administration office prior to your arrival as soon as possible.

Yes. Residents will be contacted via email prior to the end of Semester 2 to inform the administration office if they intend to stay with us during the summer break.

Unfortunately, as we need make preparations for check-ins in Semester 2, we do not accept requests for extension for the winter break.

If you have not informed the administration office that you are staying over the summer break, you are required to vacate your room at the end of your lease contract date in November.

Some accommodation buildings will be closed during the summer break, so you may be relocated to a different accommodation during this time.

When you accepted your Offer of Accommodation, you have entered into a legally binding contract. You are required to inform us in writing about your intention to vacate and there are forms which you need to fill-in to complete the process. Your case will be managed by the Accommodations Services manager who will assess if there are any penalties incurred.

NRAS stands for National Rental Affordability Scheme. NRAS is an Australian Government initiative that aims to address the shortage of affordable rental accommodation by offering a financial incentive to accommodation providers. As a result of obtaining NRAS funding, the University of Tasmania will be able to offer its apartments at 25% below market rate.

Moving to Accommodation Services

Yes. This service is only available to new international students arriving at UTAS for the first time. To register for an airport pickup, you must submit a booking via our online system.

Apart from your personal belongings, the essential items to bring with you are bed linen and kitchen utensils. We have provided an option for you to pre-purchase a bedding pack via your accommodation portal account. Otherwise, you may choose to purchase them from the local stores.

Please keep in mind that our accommodation is fully furnished and we do not permit residents to bring large items of furniture.

Apart from your room, our residents also have free access to:

  • Residents' communal rooms;
  • Self-catered kitchens (Microwave, electric stove and oven) (Cooking utensils are not provided);
  • Laundry facilities (Washing machine, clothes dryer, iron and ironing board);
  • Gym facilities;
  • Squash and Basketball court (Sandy Bay only);
  • Shuttle bus service during the teaching weeks between campuses;
  • Barbecue and lawn areas;
  • Computer labs; and
  • Music room (Sandy Bay only).

Other facilities include:

  • Pepperz and Saltz restaurants;
  • Swimming pool (fee applies) (Launceston only).

There are common rooms in each of the Hobart, Sandy Bay and Launceston residences with free-to-air television. In each of the University Apartments and Mount Nelson villas in Hobart, a digital television is supplied in the living area.

Yes. There is an antenna outlet available in all bedrooms of our Hobart and Sandy Bay accommodation. For Launceston accommodation, you will also need to provide your own internal TV antenna.

Yes. Residents have the option to subscribe to an external internet provider which offers broadband and Wi-Fi services in the room. (Data packages are available for purchase).

No. Your room is your responsibility and you will be required to clean your own room throughout the semester.

For the Sandy Bay University Apartments and NRAS Apartments, we conduct regular cleaning inspections. At the University Apartments, each flatmate would be rostered to maintain a designated common area. These tasks are rotated fortnightly.

We are a self-catering accommodation. There are kitchen facilities provided to cook for yourself. However, we also have within our accommodation campus Pepperz café (Sandy Bay) and Saltz café (Launceston) that provide freshly-prepared meals daily.

Yes. We provide laundry facilities with washing machines, clothes dryers, irons and ironing boards. Residents are required to provide their own washing detergent. Having your own laundry basket would also be helpful.

Residents have access to limited parking spaces available at our on-campus accommodation. A parking permit is required at a cost of $250-500 per year (This price is subject to change).

Yes. We have bicycle racks as well as secured bicycle storage rooms available.

Ordinary mail, parcels and special deliveries are sent to our administration office. Ordinary mail is sorted and placed in the mailboxes for self-collection. Parcels and special deliveries will be stored in the administration office, where an email notification will be sent to you for collection.

  • Inveresk: Monday to Friday: 9:00am to 4:30pm

After office working hours, we have residential support officers and on-campus security to provide assistance to our residents.

  • Sandy Bay: There is an intercom located opposite the administration office. Press button and hold button ‘1’ to contact the residential support officer. Otherwise dial 6000 from any internal phone, 03 6226 6000 or 0417 013 774;

If you will be arriving outside of our office working hours, please inform us prior and we will arrange with our resident support officers to assist you.

You will need to inform the administration office (RSO during after-hours) immediately, where you will be issued a replacement key/card. There is a charge incurred for lost keys/cards.

  • In Hobart, John Fisher College, Christ College and the University Apartments are a short walk to the main campus.
  • In Launceston, Kerslake Hall, Leprena and Investigator Hall are situated on the main campus.
  • Sandy Bay campus is located approx. 5km or a six-minute drive to the Centre of Hobart.
  • Newnham campus is located approx. 8km or a 10-minute drive to the Centre of Launceston.
  • Inveresk Apartments are located approx. 2km from the Centre of Launceston.
  • West Park Apartments are located approx. 2km from the Centre of Burnie.

Departure

Prior to departure, ensure that:

  • You have removed your belongings;
  • Your room is left in a clean state;
  • Return the room key to the administration office (to avoid any charges);
  • If you live in the University Apartments, ensure that your designated common area is cleaned;
  • If you will not be returning, ensure that you have submitted a Request for Refund form for your security deposit.

There is an after-hours key return box at the administration office or contact the Resident Support Officer.

Security deposit and bond refunds will be processed after your departure. Your security deposit/bond will be refunded in full to your nominated bank account only if all the terms and conditions of the Resident Tenancy Agreement are met. Please allow up to 30 business days for the refund to be processed.
